Those of you who have worked with me know that I am passionate about helping commercial real estate agents learn the skills they need to become top producers. A few years ago, I created SmartCREBroker.com as a resource for my students and coaching clients. I packed it with actionable advice, strategies and tactics and I took on a number of you as coaching clients. We worked together and I continue to have the tremendous honor of watching you grow your careers in commercial real estate, achieving more than you thought possible. Thank you for letting me be a part of your journey! It has been very fulfilling for me but I obviously can only take on so many coaching clients. I felt I needed to expand so that I could help as many people as possible.

Everyone is at a different stage in their commercial real estate career, but the people I hear from most are those who are either just starting out or have been struggling to find their way in the business. When I would interview new agents for the firms I managed, I would consistently hear them tell me that they wanted to join a firm that provided good training. I would speak to graduating students who would tell me that even after studying real estate in school, they weren’t sure what they were supposed to do to make money.

I started curating lots of feedback and comments I had received over the years. I then put them into a spreadsheet and tried my best to describe the profile of the person making the comment and what their core struggle was. Most recently, I reached out to my coaching clients to get even more feedback and here are a few of the responses you sent me:

“I learn best when I can see a step by step set of instructions that I can follow. The information is great and you’ve really helped me with a lot, but I needed to figure out how to put it all together in my work. I think a lot of people need help with figuring out where to start and then what to do next and so on.”

“I spent a bunch of money on different training programs when I first started. I’m not going to say it was a waste because I learned some important information, but I was frustrated that those programs did not teach me how to sell commercial real estate. I understand what a cap rate is and I can figure out how to calculate a net operating income, but they never said ‘so here’s how you make a deal’. You should tell people what they need to do to get clients and make deals like you did with me on our calls. I don’t think anybody starting out knows how to do that.”

“When I started playing football back in high school, we spent a lot of time practicing the most basic fundamentals. Blocking and Tackling. That’s what I really would like more of. I think folks are constantly asking themselves what are the 3 or 4 really important things I have to do every day to make money in commercial agency?”

“I was always struggling with how to manage my time. I kept trying to figure out if what I was working on was going to result in getting paid. I never want to be one of those guys who is busy but not productive and I think a lot of people feel that way. It’s easy to do in this business. Just come up with a guide for doing the stuff that makes money in this business and I think it will help a lot of people.”

“You’re a great coach and the most important thing I learned from you is that you can’t make it without prospecting every day. I see new guys in my office just staring at the monitor, like they expect money to pour out of it. Focus on teaching new agents to prospect well and they have the best chance to become successful.”

So after analyzing all of the feedback it became really obvious to me that the people I could have the most positive impact on were those who were in the very early stages of their commercial real estate career.

Here is what I decided to do:
1. I decided to stop taking on new coaching clients (sorry) so that I could focus on serving more people through the SmartCREBroker.com platform;

2. I decided to completely reinvent SmartCREBroker.com to be simpler and much more laser focused on training designed specifically for new commercial real estate agents;

3. I decided to expand the free content on the website to be more instructional and useful. This is what you will now find in these blog posts and podcasts going forward;

4. I decided to start creating in depth training courses specifically designed to teach new commercial real estate agents how to MAKE MONEY as a commercial agent and grow their careers to become top producers;

5. I decided to open an online membership community where my most dedicated students can not only interact with each other to share best practices, but also where I can provide coaching and mentoring to those of you who need extra help.

I have spent the better part of this year formulating the new SmartCREBroker.com and I am really excited to finally share it with you! I want to serve as many of you as possible and SmartCREBroker.com will be the springboard for all of the training, coaching and mentoring you need to succeed.
